I open escrow tomorrow !!!!

As a first time home buyer I'm a bit nervous,
And helpfull tips or tricks to help this go smoothly?

I've done a decent amount of research but I always find the best advice is from word of mouth.

Don't dilly dally. If they're asking for paperwork, get it to them asap.

And when you go to sign, stretch. You'll be signing a lot of documents.

That's why I bought now, still on the low side for my location but the houses are selling for so fast.

Hoping the market continues to rise in the next couple years, then sell and buy bigger.

I should have mine on the market too. I see so many for sale , the pattern is repeating it self. I screwed up last time and knew it was going to happen, insert kicking self emoji. They said it would take 10 years for the market to come back, it has...

You will be upside down for a few years but hang on it will turn around.

I recall, not here, someone telling of someone who was in escrow once. They celebrated by buying a new car. Weren't in escrow long after that.

do a careful inspection. work out issues with sellers early.
get termite section 1 fixed properly or receive credit back.
if you get a loan, make sure you get your paperwork to your loan officer asap. prepare to endure a fair amount of b.s. and hassle.
clean up your credit. get a TDS (not STD). go to city to get copies of permits. get a copy of gas line location.

Real Estate is like a roller coaster. Lots of ups and downs. Just a matter of time the current climate will cool off and houses will be way more affordable. Its been too high for too long

Until you're handed the keys, don't do anything that could possibly affect your credit negatively. As stated above return any requested paperwork as soon as possible on the same day. Also answer any questions they have right away to help ensure a smooth process.

20 days, 30 days, 45 days, or ???

Something always happens in the last 2 days of escrow closing. So, be prepared for that. That something could mean you don't close for another day or two than expected.

And, then do as Fubar said. That will seal the deal.

Try not to obsess about the small stuff.
There will always be changes to documents and loose ends that will cause the closing date to slide back a few days.

Other suggestion.
While a home is virtually ever person's biggest investment.
You need to buy a place you want to live and can see yourself there for say 5 years.
If you are going to try and track its value like a stock or mutual fund that is the wrong approach.
Appreciation over the longer term is a realistic expectation but in the short it is not a guarantee and the equity in the house is only real when you are selling.
