Why is it 'MANDATORY" that 'every" new home built in California has to have those ugly ass solar panels on the roof?

WTH, A buyer can no longer choose what his or her roofing looks like.

This is a stupid ass country.

Too dam controlling!

We have a nanny state....our politicians believe they are far more intelligent and knowledgeable than we are.

We currently have very few people able to purchase a home. Only 21% of households in Orange County can afford the median priced home. That number is 28% in LA and 31% statewide.

They are 'selling' the solar as a substantial energy cost savings.

However, the cost of the solar is $9,000-12,000 per home (I believe the number is going to be closer to the $12,000 than the 9,000, since I don't believe the politicians when they give their projections . Put that into a 30 year fixed mortgage at current 4.5% interest and you will pay about $22,000 for that solar installation. Of course that does not include ANY repairs or maintenance of the system....at a minimum, the panels must be periodically cleaned as dirt reduces efficiency.

Oh, by the way, the Federal solar tax credit goes away in 2021, so there won't be any credits, and besides, the builder would probably take that credit.

The political projections say the solar installation can save you up to $19,000 over 30 years. But that includes a 100% operating efficient system. Most solar panels degrade 1% per year during their life. So by the time your 30 year mortgage is paid and the solar system is paid for, it is only going to be operating at around 70% efficiency.

So, I spend $22,000, have some ongoing maintenance and best case, I can save $19,000 (but not really, since they have not accounted for degrading of the panels).

I don't know if they will allow net metering on these new installations, so you might not be able to get credit for solar power you don't actually use.

So I don't really save anything and we just increased the monthly payment of a house by another $60, and requiring another $2,400 down on that house, making the house even less affordable....

Now if they were 'selling' solar on reducing carbon footprint, OK. But they are touting the huge savings.

Yep, they are far more intelligent than we are.....

Solar panels today. New improved technology in about 1 year. Making your panels obsolete after the 3rd or 5th year.
Warranty. Shit. Try and file a claim on panels that are old by technology standards.

Fubar....that is exactly my point. If you pay cash for the panels, you save that interest...but I highly doubt most people will be laying out $12,000 for the system for their new house.

So you eat that interest and as people are saying and you are saying....those panels will be shot by the time they are paid for.....thus you don't continue to save, you will have to lay out the bucks for a new system....by then, I am sure the nanny state will mandate that you must replace the panels or they will evict your ass from your home....

You have to pay for bags
You have to put solar on your house
You can't buy a Big Gulp
You have to buy health insurance
You can't buy lawn darts

If you are really serious about putting on panels...do so before December 2021, since the Federal 30% tax credit sunsets then. So unless it is renewed, you won't get that tax credit.

Then they need to 'sell' it that way. But no, they are trying to bullshit us by sharing the wonderful savings which do not actually pan out when you do the math.

But saying you are passing this to the 'wealthier' people....this is going into every new home and that is going to help keep many Californians from home ownership. Adding this cost plus maintenance and interest drives the monthly payment higher and out of the reach of more folks.

Many of the new houses are being built in areas that were not developed because they were inhospitable before the invention of air conditioning. Installation on new construction is almost always more economical than retrofit installations. There were some good points made regarding specific issues such as maintenance, life-cycle costs, etc., but using photovoltaic technology to offset air conditioning energy demand makes more sense from a policy standpoint than almost anything else that comes out of Sacramento.

I can think of dozens of ways we can cut our carbon footprint.

What if Sacramento decides to limit the number of miles you can drive?

They could outright ban SUVs or pickup trucks.

Heck, ban cars altogether.

Where does government intrusion into our lives stop....

A few comments above mentioned that the tiles/panels will die before you pay off the loan. Tesla has started doing installs on the first two designs already. The other two designs should be available soon.

I slapped 37 panels on mine, great decision. The 30% tax credit is great too!



The problem I have with buying a new house with solar, it will probably be a crappy system. I want the choice of putting the best equipment on my house. Not all solar panels systems are equal.

...Ugh, I'm actively looking for a home as we speak, especially one that already has Solar Panels on it. Why wouldn't I want a lower Utility bill and lower my carbon foot print.

Most homes don't own their solar. They are locked into a 20 year lease with a company that just wanted to make the sale, not service it.
