Do you really want to move out of the OC? I would not recommend LA county. Have you thought of San Diego or Ventura or Santa Barbara County?
West Hollywood sucks because of too many Entitled Russian emigres with their Ten Year Old Mercedes Benzs who dont know how to park or they always cut you off while driving.
Santa Monica Too many tourists and not enough parking in the city.
Westwood is nice but traffic is horrible 24-7 Too many entitled assholes from Beverly Hills and Brentwood.
DTLA too many homeless peeing in and around your newly constructed building and you will end up asking youtself : I am paying 2500 in rent for this crap neighborhood?
SFV valley heat and bad air. Too many broke wanna be actors and struglling artists in North Hollywood, Valley Village, and Burbank
SGV Too many Asians. Their in abily to drive due to their astigmatism and slowly developing macular degeneration will frustrate the hell out of you.
So just move to Santa Barbara or Ventura.

Anybody in Long beach that sees you will gladly drive to OC. However us OC people wont drive to Long Beach as its a dangerous place in out eyes.

If you owned a building that is worth...say roughly a million and a half bucks and you had to choose the people to rent to, would you go for the best candidates with strong credit history or just anyone that came up and asked if they could stay there while possessing no reliable financial history. How do you take care of your investment best?
I'm not saying keeping a high credit score isn't tough, sometimes unfair and slightly arbitrary but if you want to play the rent game..there are rules and you know this smokey!
If you want a nice place, you gotta prove you're nice people and the way you do that is that you have a job that pays you enough to pay your bills and gives you the opportunity to be as stable as possible. If you can pay your car note and your credit cards and you know how to handle your bidness, you qualify. It's part of being a read deal grownup.
So yeah, impossible credit scores and all, renting is gonna be a bitch if your credit score is lower than the freeways around the LBC.

Ranch Palos Verdes is nice but some areas of Redondo Beach can be Ghettoish like homeless people sleeping in donation collection bins off on PCH.

I used to live in the Hathaway’s off Redondo and pch bomb location secured location and 10 minutes from the beach it’s considered signal hill

Born and raised rent a house private owner the easiest exapecially near the water. Start your own business just use your bank statements for verification

It would help if we knew what your budget for rent is. That being said, nice areas of Long Beach are a little pricey for what you get. There are a few communities near Long Beach that have a lot of the same benefits but are better overall values.
Lakewood, Signal Hill, and Los Alamitos are all better places to be, freeway close, and convenient to everything in Long Beach.
When you decide on a location try to talk on a few people who live there. EVERY city in LA County has some shitty part. Sometimes the difference between a good area and a crappy one is only a block or two.

I tried moving to Long Beach in 1976 but they wouldn't rent me the apartment. Got turned down in the IE (San Bernardino) too. That's what I get for trying to move to those exotic neighborhoods.

Moved into LB in 1986.
Stayed until 1990.
Not many markets.
Not much fast food.
I drive thru old neighborhood 2x a day for past 10 years. No change.

My wife and I have 830 credit scores and they won't rent to us in Long Beach!!!
My credit score is 400; and my wife's is 430. I thought combining those two scores would make us great credit risks.
