If Proposition 10 passes, it will be a disaster. Most current rental housing regulations in this state apply to properties with 4 or more housing units. The reason for this is the Costa Hawkins Act. There are currently only a handful of cities in California with rent control ordinances. Passage of Proposition 10 may cause an explosion in municipal ordinances and bureaucracy which will do nothing to increase the supply or quality of rental housing. In fact, many landlords renting single-family homes are likely to sell those homes, greatly reducing the amount of rental housing available. Anyone voting on November 6, 2018 should vote against Proposition 10 if they care about the quality of life in this state. This applies no matter what time of day you choose to vote or if you vote by mail.

Rent controls over time have proven conclusively they hurt people not help them.
If the city has rent control, why would I want to spend my money to build in that city knowing that I cannot charge the going market rate over time.
So rent control cities have fewer rental units and thus hurt the people who want to rent in the city.

Santa Monica has rent control and a huge problem with homelessness in an otherwise very affluent city.
Seems like it did not work out like some had hoped!
Sort of like Chicago and gun control, different issue, same fucked up result.

We should have controlled Rent long ago. Now he's out of control cause he thinks he owns this place. He also thinks he's funny...sheeeeesh. Maybe if we put him in detention with JD for a while, he'll get the message.
