I've done it several times before and this one is definitely the slowest.

Loans are still happening. All the loans that started when the rates came down are closing. We only had 2 weeks of no originations. Other than that, it is booming.
Rates are almost back to where they were when they came crashing down. But it won't last much longer.

And the 30 day close is not happening. Unless it is a purchase. Refi's are 45 to 60.

Jumbos are not great right now. All of the investors are being cautious.
Conforming rates are still good.

More like 40%LTV.

40 or 60 LTV price the same..
That 3.125 is closer to 3.5 now. Maybe 3.375. Still an excellent rate for many.
