Can only handle Vegas for a few days max, I’m sure once outside the Stip & old Vegas, it’s a different world, but the city starts to wear on me & feel like I need to get back to nature.

The closer to the coastline, the more the land increases in value...
And that's because the temperatures are much cooler and the ocean breezes friggin rock
There's a huge demand to live in SoCal and LoCal (San Diego) , and the closer to the beach = the demand increases and so does the price...
You can move elsewhere, and get much more for your buck, but it's a matter of picking your poison...
Inclimate weather elsewhere :
Northwest = Cold, rainy and gloomy...
Midwest = Cold, Snow, Ice and wind that will blow right through you... Tornadoes...
Southwest = Extremely hot and can become extremely cold too...
Rockies = Cold, Snow, but not as bad as the Midwest...
Southeast = Humidity can be just brutal 4 to 5 months out of the year... Hurricanes...
Northeast = Cold, Snow, Ice, both hurricanes and tornadoes as well...

^ Good choice Yes it's cold & rainy for about 4 or 5 months, but it's beautiful the rest of the year...
I'd definitely stay west of the Rockies --- especially if you've never lived east of the Rockies with severe cold or severe humidity, and have experience with Hurricanes along the Atlantic and Gulf coasts, as well as experience with dodging Tornadoes...
West of the Rockies, you're in an arid climate zone, so you wouldn't be dealing with the end results of a humid climate zone...

Haha You think Vegas is bad. Try Tx. Property taxes are 3 time that of Ca. and I guy I talked to , who grew up in Monrovia added his water was 800 .
I worked with I guy 10 years ago that was from KS, said the only different was housing and gas. Everything was about the same.
The traffic here really sucks these days but still going to stay put for now.
