East of the Rockies just sucks --- Especially when you're being flooded out of your home, tornadoes blowing your home away, or a hurricane that will blow your house away and flood your entire neighborhood, or freezing your balls off in the Midwest or back East during Winter, or sweating your balls off come Summer time ...

I've worked in companies that succeed in spite of themselves. California is kinda the same.
Great universities, climate, world-class (and world-changing) companies, but income taxes are too high, not a friendly business climate, and real estate is too expensive.
But, speculation aside, the price of real estate is a good indicator of how many people still want to live here.

I know several people/families who cashed in their california goldmine and bought a lot more for a lot less in other states (ID, NV, UT and FL).
so its not because they go bust, its because they see the opportunity selling their RE high.

As a percentage, property taxes here aren’t as high as many other states. Now in actual dollars we’re fucked, but the rate is in the bottom third of states I think.

I am in the process of obtaining an out of state property. Not in any of the states that most from CA tend to go to.
I'm looking to close on a 3700sqft place with a finished basement on body of water for $427k. Built in 2020 with all the upgrades.
House like this here would be $3mil easily.
Not going to sell my CA house tho! Once you sell from here it is very hard to get back in.

while it's true that property taxes are lower in ca than other states - taxes are assessed based on market value. in other states that still means less taxes. i have a second property in another state and pay about $2,300 annually. and it's a bigger home than the one i have in ca, which costs over $13k a year. cost of living in can is also still much higher than the other state. so using property taxes as a reason to stay in ca is not taking everything into consideration

i remember to not have anything leftover after the mortgage was paid - that was back in 95.
on a 30 year mortgage it takes many years to build equity.
your house value goes up and down - but you also need to get a new roof, new paint, upkeep etc etc.
stupidity takes on a second loan.. you just lost a lot of your equity.
fast forward to 2022 - starting out middle income W2 earners are totally fcked in California.
highest cost of living + highest state income taxes + insane housing cost.

Housing price tends to track income
Even in CA
When housing prices generally exceed certain parameters within a market
And, income growth + jobs growth slows or stops
RE tends to follow
We've had a huge run-up here
Nothing like Boise or Nashville
But, we're likely looking at flat to down
Especially with the Fed
Taking away the punchbowl
Now is not the time to over leverage
If you own, sit tight
If you don't own (like corndog)
You're probably fucked for good in this state

I hope they move out faster.Think about all liberal votes showing up in low population red states. California could export 2 - 5 million more people and still be solidly blue. If those people showed up in Idaho, Wyoming, and Montana it would be game over for the conservatives.

Here we have fires, drought, and earthquakes, and if you live in Northern California, snow, trees falling down and people having trouble getting propane to heat their homes at night. No place is a utopia!
I have been through hurricanes, tornados, fires, earthquakes, etc.
You just deal with it and move on.
