You'd think the applicants would want a walk through before giving someone their cash.

Update: Since yesterday I found that same property on several rental sites/apps, and even AirBNB.
The formal procedures to remove have been taken.

Those are disgusting predators, probably the same ones that are on here with zero network trolling and watching everyone’s communications.
Hard lesson learned, did you reach out to those other sites? Like Airb?

If they are actually in your property you might be better to file a harassment order with a move out order and have the sheriff remove them immediately. It’s burglary and breaking and entering… screw civil litigation that takes forever. ( because frankly it can just as easily be these people who are the cons).

for your post to be useful, more information is needed on HOW they got scammed so others can watch out for simular ploys
Otherwise, you are raising a concern that's not going to be helpful to anyone.

day 3 Update: second family got scammed. I am at my property again now, giving them the bad news.
So the scammers (an older “business woman” and a “security guard” who opens the doors and has a radio) who look like they work at the community ,walk victims through after online contact.
“The unit is not ready, but let me show you the similar model. Yours is being cleaned.”
They walk marks through the demo model and show the property, and have them sign a bogus contract and even do a credit check. Everything else is handled by a Chat app and sketchy “secure” payment services.
The con artists originally posed as people looking to buy into the community and got what they needed to act as employees back in August. They are originally posing as a handicapped old man in wheelchair and his nurse/caregiver.
No dings on the two couple’s credit, but I’m pretty sure their info was sold for use at a later date.

It’s a California Association of Realtors rental agreement.
Everything looks legit.
Who ever these people are have spent some effort to make their shit look good.
They met her waking into the front door of lobby but they never saw her desk at the actual community office. They signed in the demo model.
I’ve told my tenants to keep an eye out for more when they get back from vacation.

like the Rock says, “it doesn’t matter what they look like”, just sending out a warning that rental scams are up.
I know some people here are looking for better living conditions and may get scammed by clever con artists.
